SALE DATE

PUBLIC NOTICE is hereby given that pursuant to a Judgment entered by the Court in the above entitled cause, the property hereinafter described or so much thereof as shall be sufficient to satisfy said Judgment will be sold to the highest bidder.

A. For information regarding the real estate, contact Jeffrey A.. Mollet, 560 Suppiger Way, P.O. Box 188, Highland, Illinois 62249.

B. The information on the real estate:

The West 1/2 of the East 1/2 of Lots 1, 2, 3, 4 and 5 in Block 21 in the Town of Pana, situated in Section 21, Township 11 North, Range 1 East of the Third Principal Meridian, according to the amended plat of said town recorded on September 15, 1873 in Book 54 at Page 540.

Except all coal and minerals underlying said lands, together with the right to mine and remove same.

2. A description of the improvements on the real estate is: residential building.

C. The real estate will not be open for inspection prior to sale date.

D. The time and place of the sale will be on Tuesday, March 2, 2023 at 9:30 a.m. at the Christian County Courthouse, 101 S. Main Street, Taylorville, Illinois 62568.

E. The real estate will be sold to the highest bidder. The terms of the sale will be 10% down on the day of the sale and the balance will be due within 24 hours.

F. Title will be conveyed subject to all delinquent taxes and all general real estate taxes which are a lien upon the real estate, but have not yet become due and payable, and special assessments, if any, easements and restrictions of records, and any liens not foreclosed herein.

G. Upon and at the sale of real estate under Section 15-1507, the purchaser shall pay to the person conducting the sale pursuant to Section 15-1507 a fee for deposit into the Abandoned Residential Property Municipality Relief Fund, a special fund created in the State Treasury. The fee shall be calculated at the rate of $1 for each $1,000 or fraction thereof of the amount paid by the purchaser to the person conducting the sale, as reflected in the receipt of sale issued to the purchaser, provided that in no event shall the fee exceed $300. No fee shall be paid by the mortgagee acquiring the residential real estate pursuant to its credit bid at the sale of any mortgagee, judgment creditor, or other lien or acquiring the residential real estate whose rights in and to the residential real estate arose prior to the sale. Upon confirmation of the sale under Section 15-1508, the person conducting the sale shall remit the fee to the Clerk of the Court in which the foreclosure case is pending. The Clerk shall remit the fee to the State Treasurer as provided in this Section, to be expended for the purposes set forth in Section 7.31 of the Illinois House Development Act.
